Responsible for Rent


Siesta Sunset Rentals, LLC is responsible for setting the initial rent level, collecting
rent from guests and adjusting the rent.

 

  • Setting Rent- we know how to set the right rent level to attract guests to your property.

  • Collecting Rent- we collect the rent for you.

  • Adjusting Rent- we will adjust the rent to accommodate the unique needs of the seasons. This is particularly important on Siesta Key


Responsible for Tenants


Siesta Sunset Rentals, LLC. will manage your guests. We are involved in all capacities, from finding the guests to responding to any questions, concerns or complaints.

 

  • Finding Tenants- We are responsible for marketing your property to fill 
    vacancies. We know where to advertise and what to include in the ads. We also understand what attracts guests. We recommend cosmetic improvements to help your property rent. We also arrange to have your property photographed by a topnotch professional photographer. A great picture is worth 1,000 words.

  • Handling Leases- We are responsible for setting the lease with your guest and making sure it has all the necessary provisions to protect you, the owner.

  • Handling Complaints/Emergencies- We are paid to deal with maintenance 
    requests, noise complaints and have the necessary contacts to handle emergency​ situations.

  • Guest Turnovers - When a guest departs, we are responsible for inspecting the unit, checking for damages and determining what portion of the security deposit will be returned to the guest. After the guest departs, we are responsible for cleaning the unit, repairing any damages and preparing the unit for the next guest. THIS IS ESSENTIAL TO GETTING GOOD REVIEWS! Your unit should be immaculate – eat off the floor clean!

  • Managing Reviews- In this online/wired/internet connected world good reviews are essential to attracting guests and keeping those guests coming back to your property. We know how to prepare and operate your unit to get those “5-star reviews”.


Responsible for Maintenance and Repairs
We are responsible arranging for the physical management of your property, including regular maintenance and emergency repairs.

  • Maintenance- We are in charge of arranging for preventative property 
    maintenance to keep your property up and running. You will be charged, but, an ounce of prevention is worth pounds of emergency costs.

  • Repairs-When there is an issue, we will hire someone to attend to it. We have a network of reliable plumbers, electricians, carpenters and other contractors.


Responsible for Managing and Maintaining Records For You
We are responsible for maintaining all pertinent records for you.

 

  • Maintaining Records- We will keep thorough records regarding the property. This should include all income and expenses; list of all inspections, signed leases, maintenance requests, any complaints, records of repairs, costs of repairs, maintenance costs, record of rent collection and insurance costs. We will disburse net income to you on a quarterly basis.


Responsible for Taxes

  • We will file all sales and tourist taxes for you.

  • We will give you the records you will need to file your income taxes for the 
    property.
